MICHIGAN HOME INSPECTION FREQUENTLY ASKED QUESTIONS

Are a home inspection and an appraisal the same thing?

No. They are completely separate issues.  The appraisal is completed in order to determine the fair market value of the property.  This is an important step in the process of being approved for financing.  The inspection addresses the safety and soundness of the home and other buildings located on the property.

Is a property inspection required to purchase a home in Michigan?

No.  A home inspection is not required to purchase a home in Michigan. However, it is one of the most important steps in the home purchase process.   In the excitement of buying a home, it is easy for the buyer to overlook many of the issues which may require minor or major investment to correct.  Some issues can impact your family's health, along with your bank account balance.

Should I skip the home inspection?

I'm trying to save some money and the seller seems really honest.  Some people do skip the home inspection. You do so at your own risk!  Although most home sellers are honest,  one unscrupulous seller can really make your life miserable.     The risk is even higher for first time home buyers.   With no experience, you don't know what questions to ask let alone determine what is a minor fix or a major repair.   Here is some great information from the  website MONEY:  https://money.com/coronavirus-skip-home-inspection/

Should I go with the lowest cost house inspection?

I'm STILL trying to save money! Shouldn't I choose the lowest cost of home inspection?   Going with the lowest cost home inspection is risky!   The old saying: "Time is Money"  couldn't be more true when it comes to home inspections.    The only way the home inspector can lower their cost in order to be the "low price" inspector" is by cutting back on time invested in the inspection.   This may result in important details being missed and potentially expensive repairs later on.   And who's going to pay those repair bills later on?  Not the low-cost inspector! You will foot the bill!

Should I attend the property Inspections?

Am I wasting my time by attending the home inspection?  You should definitely attend the home inspection.    This is your chance to ask lots of questions and get a free education.   After all, the inspection fee is the same either way.    Besides, the printed report will mean more to you based on your first-hand experience.
